This craftsman apartment is a thoughtful solution rich in detail and appropriate proportion and scale, which is consistent with the character of this vintage bungalow neighborhood. The project is located on a quiet street of renovated Craftsman homes adjacent to busy traffic and 3-story apartments. Its location creates an ideal transition project which acts as a buffer between the single family dwellings of the neighborhood and much higher density projects along the thoroughfare. A primary objective of the design was to be consistent with the vintage quality and character of the craftsman neighborhood.
The front setback area is well-landscaped including Japanese Maples, Jacarandas and the existing unique stone wall, to be remodeled and retained along with an existing 30 foot tall Deodara tree. Bench seating and classic bungalow front porches greet the street providing a human scale, encouraging pedestrian interaction thereby retaining the neighborhood atmosphere.
Beyond a custom wrought iron gate is the motor court which provides access to private three-car basement garages. The excavated parking garage reduces the effective building height and results in a two-story façade presentation to the street. The motor court is partially covered by connecting balconies, providing additional private courtyard outdoor space.
Attractive dense landscaping continues along the side yards, enhancing privacy, and leads to a large common area with lawn, patios and barbecues. Units which face the backyard lawn feature classic bungalow gables, French balconies and ample shady verandas. The design achieves our goal of providing a fine multi-family project which honors the quality craftsman homes in the neighborhood.
